Apartments.com, owned by the real estate data giant CoStar Group, has introduced a new feature called Matterport 3D Exterior, bringing fully interactive, drone captured overviews of apartment complexes directly into its listings. While the marketing page avoids the technical vocabulary, the underlying viewer makes the technology unmistakable that this is gaussian splatting, deployed at national platform scale.

The experience places renters “in the pilot’s seat,” offering a continuous exterior flyover that can be panned, rotated, and zoomed with the kind of crystalline detail that only radiance field methods can deliver. An “Enter Building” button connects the exterior view to Matterport’s traditional interior tours, creating a flow from aerial context to unit level navigation.

Though Apartments.com refrains from confirming the technical pipeline, the company states that drone footage forms the basis of the 3D Exterior models, consistent with industry standard workflows for large area gaussian splatting. The renderer itself strongly resembles the PlayCanvas SuperSplat Viewer, suggesting that CoStar is leaning on the same real time rendering lineage that has taken root across spatial computing in the past year.

Hints of the feature first appeared when a CoStar employee teased the capability on LinkedIn earlier this month. But the company held back any formal statement until this week, when the feature quietly surfaced as part of its Platinum tier and higher ad packages, bundled alongside Matterport interior tours, high resolution photography, and ,at the Diamond level, HD video.

The decision to keep Matterport in the loop for interiors raises interesting questions about the future, between traditional mesh based interior capture and next generation radiance field reconstructions. Interior fidelity and ease of use has been advancing rapidly thanks to tools like 360 capture systems, XGRIDS’ mobile scanning devices, and the accelerated maturity of gaussian splatting and NeRF derived pipelines. Full interior and exterior radiance field twins increasingly feel less like a speculative vision and more like an industry inevitability.

CoStar’s move follows Zillow’s summer adoption of gaussian splatting, making it one of the largest public companies outside the core tech sector to standardize around a radiance field representation. And while the announcement may have been quiet, the implications are anything but. A platform with millions of monthly renters has normalized real time, splat based spatial browsing. For the future of apartment hunting, and for radiance field adoption at scale, this may prove to be a watershed moment disguised as a routine product update.
